The Customer's Challenge: One Building, Multiple Door Functions

A bank headquarters cannot treat every opening as the same specification. Public banking halls need dependable hardware for frequent use. Offices and meeting rooms require controlled access and consistent operation. Fire doors must preserve the intended performance of the complete door assembly. Emergency exits need intuitive egress hardware, while utility rooms require secure, maintainable locking.

The client wanted to avoid the common project risks created by fragmented sourcing: mismatched components, inconsistent finishes, duplicated supplier coordination, uncertain certification coverage and more complicated after-sales support. The commercial objective was equally clear—meet the specification and local acceptance requirements without paying for performance the project did not need.

Four Decisions That Shaped the Solution

1. Specify by opening, not by product category

D&D reviewed each door application as a working system. The lock, hinge, closer, lever, cylinder and exit device were selected according to the opening's function, traffic level, security need and fire-door requirement. This reduced the risk of choosing individually compliant components that were unsuitable when combined on a specific opening.

2. Match the certification route to the project specification

D&D presented both UL-listed and CE / BS EN hardware routes. The choice was not based on a generic claim that one standard is universally better. It was based on the applicable project specification, local requirements, door construction, intended use and budget. Following that review, the client selected the CE / BS EN package.

3. Engineer access control around real operating roles

Different departments and service teams needed different permissions. A four-level master key structure was therefore designed around operational authority—from building-wide control to individual doors—rather than simply supplying cylinders as isolated products.

4. Control cost through standardization and direct supply

The hardware schedule standardized compatible models and finishes across repeated door types. Combined with D&D's factory-direct manufacturing model, this helped control procurement cost while preserving the specified certification and performance requirements.

The D&D Hardware Solution

D&D supplied a coordinated architectural door hardware package supported by engineering review, product selection, hardware scheduling and installation guidance. The solution drew on more than 18 years of manufacturing experience, ISO 9001 production systems, third-party certification and in-house verification.

Office doors

DDML009 mortise lock; DDTH001 lever handle; 4 × 3 × 3.0 mm stainless steel hinges;   DDDC013 door closer

Emergency exits

DDPD025-CE panic exit device; DDPD012 outside trim; CE ball-bearing hinges; DDDC020BC heavy-duty door closer; DDDR003 concealed door coordinator

Meeting rooms

DDML009 mortise lock; DDTH001 lever handle; door closer

Utility rooms

DDML013 deadbolt lock; stainless steel hinges; DDLC004 single cylinder with thumbturn

Hall entrance

DDPT patch fitting set; DDFS002 floor spring; stainless steel pull handle

Note: A final hardware set should always be verified against the approved door schedule, door and frame construction, fire-door listing, local code and authority having jurisdiction.

Certification and specification coverage

The project used the CE / BS EN route, while D&D's broader portfolio also supports UL / ANSI specifications. This gave the project team a clear choice between standards pathways rather than forcing a single catalogue solution.

Portfolio route

Representative referenced standards

CE / BS EN

Hinges: EN 1935 and EN 1634; mortise locks: EN 12209 and EN 1634; lever handles: EN 1906 and EN 1634; cylinders: EN 1303 and EN 1634; panic hardware: EN 1125 and   EN 1634; door closers: EN 1154 and EN 1634

UL / ANSI

Butt   and concealed hinges: UL 10C; mortise locks: UL 10C with ANSI-grade options; panic hardware: UL 10C / UL 305 with ANSI-grade options; door closers: UL 10C with ANSI-grade options; push/pull plates: ANSI/BHMA A156.6

D&D's referenced fire-performance portfolio includes products tested up to 260 minutes under EN 1634 and up to three hours under UL 10C. The applicable rating remains product-, configuration- and assembly-specific and should be confirmed in the relevant certification documentation.

Four-Level Master Key System

Access level

Purpose

GGMK — Great Grand Master Key

Highest authority; opens all locks included in the designed system

GMK — Grand Master Key

Controls multiple departments or major operational groups

MK — Master Key

Controls a defined zone, floor or department

Individual key

Operates a designated lock for restricted local access

The result was easier day-to-day key management, clearer access boundaries and reduced dependence on large numbers of individual keys. The hierarchy also gave facilities teams a more maintainable framework for future changes.

How D&D Reduced Delivery and Quality Risk

Certification demonstrates the performance of tested samples and configurations. Project buyers also need confidence that production shipments remain consistent. D&D supplements third-party testing with batch-level controls and random sampling in its in-house laboratory.

·Hinge load-bearing and cycle testing

·Mortise-lock operation and cycling checks

·Lever-handle torque and return-spring verification

·Cylinder durability testing

·Door-closer durability and closing-force checks

·Panic-device durability testing

This process is designed to identify production variation before shipment and to improve consistency between approved samples and mass-produced hardware. For the customer, the practical value is lower risk of rework, delayed acceptance, premature replacement and fragmented warranty responsibility.

Project Results

Following installation and commissioning, the supplied system passed the project's inspection and local acceptance process. During the initial operating period, the project reported no hardware failures. The completed solution delivered:

·Hardware aligned with the applicable fire-door and project requirements

·Smooth operation in high-frequency public and office areas

·Consistent architectural finishes across multiple door types

·Simplified maintenance through standardized specifications

·Improved access management through the integrated master key system

· Reduced sourcing complexity and better cost control through one-stop supply

CUSTOMER VALUE  The strongest result was not a   single product. It was a coordinated system that balanced compliance,   operational security, maintainability and commercial control.

What Commercial Project Buyers Can Learn from This Case

For a bank, office tower, hospital, hotel, school or government facility, the following checks can prevent costly specification and procurement errors:

Buyer check

Frequently Asked Questions

Can one hardware package cover every door in a commercial building?

One supplier can coordinate the package, but every opening still requires a function-specific hardware set. Fire rating, traffic, security, accessibility, egress and door construction must be reviewed individually.

Should a buyer choose UL or CE / BS EN hardware?

Choose the standards route required by the project specification, local regulation and authority having jurisdiction. Product availability or price alone should not determine the route. In this project, the CE / BS EN solution offered the appropriate balance after technical and budget review.

Why is a master key plan important for a bank headquarters?

A planned hierarchy limits access by role while allowing authorized managers to operate groups of locks. It reduces key volume, clarifies responsibility and makes future access changes easier to manage.

What documents should buyers request from a supplier?

Request certificates or listing evidence, model coverage, relevant test reports, product data sheets, approved drawings, the opening schedule, installation instructions, finish samples and a clearly documented keying schedule.
