A practical guide for architects, door manufacturers, contractors, facility teams and hardware buyers
Code application note: NFPA 80 does not decide where a building must have a fire door. The adopted building, fire or life safety code identifies the required opening protection; NFPA 80 governs how that opening protective is installed, inspected, tested and maintained. Requirements vary by jurisdiction and adopted edition. Confirm the project criteria with the authority having jurisdiction (AHJ).
A fire door in a commercial building is not simply a heavy door with a label. It is a tested opening protective made up of the door, frame, glazing, hardware and related components. Those parts must remain compatible and must work together whenever the opening is used. If the door cannot close, latch or stay aligned, the fire barrier has a weak point.
NFPA 80, Standard for Fire Doors and Other Opening Protectives, provides the installation and ongoing care requirements that protect that assembly throughout its service life. For a project team, the central question is therefore not only, “Is this product fire rated?” It is, “Does the complete opening match the approved assembly, and will it continue to function after the building is occupied?”
NFPA 80 covers more than swinging doors. Its scope includes several types of opening protectives, such as fire doors, fire windows, shutters, dampers and related assemblies. In most offices, hotels, schools, hospitals and public buildings, however, swinging fire door assemblies are the most visible part of the standard.
For these openings, NFPA 80 addresses the complete service-life chain:
· installation of listed or labeled components in accordance with their listings and manufacturers’ instructions;
· operation of closing, coordinating and latching functions;
· protection of labels and limitations on field modifications;
· inspection and testing after installation and during building operation; and
· maintenance and repair when defects, damage or incompatible alterations are found.
This distinction matters. The IBC, NFPA 101 or another locally adopted code usually establishes where an opening protective is required and what rating it must have. NFPA 80 supplies the detailed rules used to preserve the protective function of that opening.
A compliant fire door opening is assembled from interdependent parts. Approving one listed hinge, closer or lock does not automatically approve every possible combination. The door and frame labels, the hardware listings, the installation instructions, the opening configuration and any limitations in the certification record all have to be considered together.

The required rating originates in the applicable building or life safety code and the construction documents. Procurement teams should verify the door, frame and hardware schedule against that requirement before ordering. A higher rating on one component does not correct an incompatible or unapproved assembly.
Labels are the field evidence that the door, frame or glazing was evaluated for a stated application. They should not be painted over, removed or hidden. A missing label is not merely a cosmetic issue; it can prevent an inspector from verifying the opening and may require an evaluation or other action accepted by the AHJ.
A fire door must be able to move from the open position to the fully closed position without interference. Carpets, floor finishes, misaligned frames, damaged hinges, incorrect closer adjustment and unapproved wedges can all defeat this function. Hold-open arrangements, where permitted, must release under the required fire or alarm condition; loose wedges and improvised stops are not an equivalent control method.
Closing and latching are different functions. A leaf can reach the frame yet fail to engage the latch. Positive latching helps keep the door closed against pressure created by a fire. Project teams should verify the selected lock, latch or fire exit hardware, the strike location and the closing force as a working system.
Some pairs of swinging fire doors include an overlapping astragal or another configuration that requires one leaf to close before the other. In those cases, a coordinator and compatible carry bar or related hardware may be needed. The final sequence should be tested from different starting positions, not assumed from the hardware schedule.
Clearances allow the door to operate, but excessive gaps can compromise the opening. The allowable dimensions depend on the door material, location and adopted edition. They should be measured with suitable tools during inspection. Because clearance is a separate technical subject, project teams should rely on the applicable NFPA 80 edition, the assembly listing and the approved documents rather than a universal rule of thumb.
Drilling, cutting, adding vision panels, changing preparation or installing new hardware can affect the listing. Before making a field modification, confirm that it is allowed by NFPA 80, the manufacturer’s published instructions and the certification limitations. If the proposed work falls outside those boundaries, the responsible party should seek direction from the manufacturer, listing agency or AHJ before work begins.
Compliance is easier when responsibility is assigned before installation. In commercial projects, different teams control different risks:
· Architects and specifiers define the opening requirements, ratings, functions and acceptable product standards in the door and hardware schedule.
· Door and hardware suppliers confirm that submitted products match the specified opening, handing, door material, rating and listed application.
· Installers follow the approved shop drawings, listings and manufacturers’ instructions, then test the complete opening rather than each item in isolation.
· Commissioning and inspection personnel document deficiencies and verify correction before turnover.
· Owners and facility teams keep the opening unobstructed, arrange periodic inspections, retain records and repair defects without introducing unapproved changes.
The handover point is especially important. A door that passed installation inspection can later become noncompliant because of a new floor covering, a damaged closer, a replacement lock, cabling through the leaf or everyday wedging. A reliable facility process treats each fire door as a managed life-safety asset.
NFPA guidance explains that fire door assemblies are inspected and tested after installation and then at least annually. The detailed inspection article in this series will cover the full checklist and frequency triggers; at a project level, the essential practice is to keep a traceable record for each opening.
A useful record identifies the opening, location, door and frame labels, hardware set, inspection date, observed deficiencies, corrective work and final status. When a defect is found, the response should address the cause. Repeatedly increasing closer power, for example, will not solve a binding hinge or misaligned frame.
Typical conditions requiring attention include:
· missing, damaged or obscured labels;
· holes, breaks or unapproved alterations in the door or frame;
· loose, missing or incompatible hardware;
· a leaf that binds, fails to close or fails to latch;
· incorrect closing order on a pair;
· blocked openings or noncompliant hold-open practices; and
· gaps or undercuts outside the limits applicable to the assembly.
For distributors, door manufacturers, contractors and importers, procurement should begin with the opening rather than an isolated catalog item. Ask for the door type, size, material, fire rating, handing, usage level, hardware function, egress requirements and applicable test or certification standard. Then verify that each product is covered for the proposed use.

· Confirm the locally adopted code editions and the AHJ’s requirements.
· Identify each rated opening and its required fire protection rating.
· Review the door, frame, glazing and hardware as one assembly.
· Match submitted model numbers to current certification records and approved applications.
· Check handing, door material, dimensions, hardware function and pair configuration.
· Control field modifications and preserve all labels.
· Function-test closing, latching and coordinating operations before turnover.
· Create an opening inventory and retain inspection and repair records.
NFPA 80 compliance in a commercial building is a continuing process, not a one-time product purchase. The opening must be correctly specified, built from compatible components, installed within the listing conditions and kept functional throughout the life of the building. When project teams manage the complete assembly and preserve clear records, they reduce approval risk and give the fire barrier the best chance to perform as intended.
